Leopardo Begins Redevelopment and Repositioning at 311 W. Monroe in Chicago Loop

Leopardo recently began work on the redevelopment and repositioning of 311W Monroe, a 382,490-square-foot, 15-story Class A office building at 311 W. Monroe in Chicago’s Loop.

The project primarily consists of robust tenant amenity upgrades to the building, including a private bowling alley and gaming area, multiple event spaces, conference facilities, 8,000-square-foot fitness center, programmed yoga/spin room, lobby video wall and façade, secure bike room and more.

The amenity spaces will be housed in the reconstructed 15th-floor penthouse that will feature new exterior cladding, operable glass walls to facilitatean indoor/outdoor lounge and upgraded finishes throughout.

Work will also consist of new building infrastructure, including plumbing, HVAC, fire protection and electrical systems, as well as the modernization of eight passenger elevators and the installation of a new freight elevator serving all floors.

Leopardo, serving as general contractor, is working in collaboration with real estate investor and developer Sterling Bay and architect Perkins+Will to complete the project by late fall 2018.

311 W Monroe is another in Leopardo’s long list of work with Sterling Bay, including 210 N. Carpenter currently under construction in Fulton Market, the recently-completed Fulton West, the renovation of 400 S. Jefferson, as well as multiple projects at 111 North Canal.
