Leopardo, working with Atlanta-based Place Properties and Chicago-based Blue Vista Properties, converted the entire building at historic 315 South Peoria into student lofts to be occupied by local Chicago area students of Kent College of Law, Columbia College, DePaul University, Roosevelt University, Robert Morris College, Illinois Institute of Art, and the University of Illinois – Chicago. This project, which utilized federal historic tax credits features:

  • 10-story, 255,000-SF conversion with 135 student apartments containing 441 bedrooms (fully furnished with 42” plasma TV in each unit)
  • Each apartment has its own kitchen with granite countertops, appliances including dishwasher and microwave; most bedrooms include its own bathroom
  • Features 1st Floor amenities including tanning room, fitness center and custom lounge area with upgraded finishes including glass block wall with color changing LED lighting and 11,397-SF of retail space
  • Project includes a new two-story, 15,000-SF parking garage addition
  • Project had immense schedule challenges including labor unrest, which were overcome in large part due to aggressively managed self-perform forces of metal stud, drywall, rough and finish carpentry, taping and painting
  • All low-voltage infrastructure features including structured cabling, access control, distributed audio and television, surveillance and telephony was design-build self-performance by Leopardo Technical Services which provided a turnkey system including all MDF and IDF design and infrastructure and coordination with utilities
  • The historical aspect of the project required a combination of re-use, salvage and custom replacement of existing items including perimeter windows, lobby areas and façade
