Our LeoLock preconstruction process is widely recognized for “locking” in accurate pricing early in the process, giving customers the confidence of knowing the right price.
Of course budgets may change, but with LeoLock you can feel certain that the numbers provided align precisely with your project scope at the time. At Leopardo, early involvement is our preferred way of doing business and maximizes the collaborative nature of the project. We will work hand-in-hand with the architect and engineers to provide constructability reviews, model analysis, coordination and cost analysis to guide the design within the budget parameters. Our unique preconstruction process ensures successful implementation throughout design development and construction administration. These measures will benefit the team by reducing costs and maximizing design efficiency, to bring this project in on time and under budget.
COST MODELING PROCESS TO ENSURE YOUR PROJECT STAYS ON TARGET
Kick-off / Initial Meeting
A formal kick-off meeting with the client, architect, engineers, consultants and Leopardo begins the process. Following the meeting, but still during this initial phase, Leopardo aggressively begins drafting budgets, schedules and plans.
Schematic Design (SD) – After the initial estimate has been reviewed and approved, we immediately transition into the SD phase where the team plans and prepares design studies and drawings to illustrate scale, relationship, and project components for owner approval.
Design Development (DD) – With the schematic design complete, the next phase concentrates on polishing and perfecting the design concept in order to resolve and define all critical aspects of the project, including building materials and systems.
Construction Document (CD) – By the final phase of preconstruction, the integrated team effort ensures that constructability issues have been fully vetted, the schedule is at its tightest, and all cost models have been completed for optimal functionality and aesthetics.

Define Expectations – During programming and schematic design, we define the owner’s expectations for scope, quality, schedule and budget. Establishing the owner’s expectations creates the roadmap for the entire project.
Collaboration – The most successful projects are those where the owner, architect and contractor truly work as a fully integrated team. This creates team synergy, which in turn improves quality and performance for a more successful project.
Communication – The more we collaborate and exchange ideas, the better the project outcome. As we expand communication among owner, occupants, designers, contractors, code officials, vendors and tradesmen, getting things right happens the first time.
Determination – Leopardo does not believe in the “it is what it is” or “it takes what it takes” mentality. Our determination to complete a job within budget and ahead of schedule sets us apart from the rest of the industry.
