Leopardo Construction Celebrates Completion of Ten60 Bolivar in Downtown Cleveland

Leopardo Construction proudly joined development partners SomeraRoad, Related Companies, and LCI Development Partners to celebrate the grand opening of Ten60 Bolivar, a new 184-unit multifamily development redefining downtown Cleveland’s residential landscape.

A ribbon-cutting ceremony held earlier this month brought together city leaders, project partners, and community members to mark the milestone achievement. Cleveland Councilman Richard Starr joined the project team to unveil the new community, which brings modern, amenity-rich living to an evolving district of downtown Cleveland.

Blending adaptive reuse with new construction, Ten60 Bolivar presented a unique set of challenges that showcased Leopardo’s depth of technical expertise. The 272,705-square-foot, seven-story mixed-use development at 1060 Bolivar Road incorporated the reuse of an existing three-story parking garage, which makes up roughly half of the building’s footprint, while the remainder was ground-up construction. Leopardo’s team utilized post-tension, cast-in-place concrete podium construction topped with four levels of wood-framed residential floors, achieving both durability and efficiency while maintaining the project’s architectural integrity and refined aesthetic.

The successful delivery of Ten60 Bolivar underscores Leopardo’s expanding presence in Ohio’s residential market and reinforces the company’s national reputation for executing complex, design-forward developments across multiple sectors. Leopardo also completed 45 Erieview Plaza (The Bell Apartments)—a landmark adaptive reuse project that transformed a former downtown office tower into 367 modern residential units. Recognized as ENR Midwest’s Project of the Year, this project and Ten60 Bolivar further cement Leopardo’s role as a trusted partner in shaping Cleveland’s evolving skyline.
