  • 275,000-SF, 10-story conversion and renovation of the entire historic building at 315 South Peoria into student lofts to be occupied by local Chicago area students of Kent College of Law, Columbia College, DePaul University, Roosevelt University, Robert Morris College, Illinois Institute of Art, and the University of Illinois – Chicago
  • 135 student apartments containing 441 fully-furnished bedrooms
  • Amenities floor with tanning room, fitness center and custom lounge area with upgraded finishes including glass block wall with color-changing LED lighting
  • Retail space and a parking garage addition

Key Challenges:

Historical aspect of the project required a combination of re-use, salvage and custom replacement of existing items, including perimeter windows, lobby and facade
Schedule challenges, including labor unrest, which were overcome in large part due to aggressively managed self-perform forces of metal stud, drywall, rough and finish carpentry, taping and painting
All low-voltage infrastructure design-built and self-performed by Leopardo
